We create great communities, starting by developing master plans. Each community within Montgomery County has a master plan that creates a comprehensive view of land-use trends and future development. Plans recommend land uses, zoning, transportation facilities, and general locations for schools, parks, libraries, and fire and police stations and feature recommendations for:
Planners work closely with residents, property owners and anyone else interested in the community – as well as with local government agencies and the County Executive – to develop master plans. The Planning Board hosts work sessions for each plan before finalizing a draft, which planners then send to the County Council for a public hearing. After the Council approves a master plan, it is adopted by the Maryland-National Capital Park and Planning Commission.
Montgomery County planners have divided the county into five planning areas, each of which hosts a number of master plans. Since master plans are re-written when they no longer reflect current thinking about land use – about every 15 years – some on the list are in the midst of revisions.
